AGE

Age calculation based on the individual’s DOB. The

age is given in buckets of:

• 18-29

• 30-44

• 45-54

• 65+

CHILDREN IN HOUSEHOLD (AVERAGE)

Utilizes the ‘number of children’ from our consumer

sources to calculate the average number of children

associated with a household for a specified geography.

EDUCATION

i360 modeled education, assigning the propensity to

have a Bachelor's degree or higher vs. no bachelor's

degree.

GENDER

The aggregated count of unique individuals that are

male, female, or unspecified for a specified

geography.

HOME/RENT

Indication of the likelihood that the individual is in a

household that owns their home or is renting. The

buckets are:

• 'Renter'

• 'Likely Renter'

• 'Owner'

INCOME

i360 modeled income calculating the probability of

an individual’s income. The income buckets are:

• <$25k

• $25-$50k

• $50-$75k

• $75-100K

• $100-$200K

• $200K+

INCOME (MEDIAN)

The median income of a specified geography based

on the i360 modeled individual income.

INFLOWS

The aggregated count of individuals (over 18) moving

into a specified geography in which they had not

previously lived.

OUTFLOWS

The aggregated count of individuals (over 18) moving

out of a specified geography in which they had

previously lived.

NET MIGRATION

The calculated difference between inflows and

outflows.

MARITAL STATUS

Marital status of individual household members.

Information gathered from reported sources and

consumer modeling.

Values are:

• M= Married

• S=Single

U=Unknow/Unassigned

NET WORTH (AVERAGE)

A calculated average based on a composite variable

using a group of other consumer and demographic

variables. The result is the average nominal value for

household estimated wealth for a specified

geography.

NUMBER OF HOUSEHOLDS

The aggregated count of location ids, identification of

household, for a specified geography.

POPULATION

The aggregated count of individuals, over 18, from

i360’s proprietary database for a specified geography.

SIZE OF HOUSEHOLD (AVERAGE)

The average number of unique individuals with the

same location id, for a specified geography.

INVESTABILITY

The opportunity for investment, which is defined by five parameters:
1. Population Growth

2. Income Growth

3. Vacancy Rates

4. Median rates of rents

5. Crime

AFFORDABILITY

The rent-to-income ratio that is scored on a scale from 0-100 with 0 being the least affordable and 100 being the most affordable. LOOK-ALIKE MARKETS

Markets that are identified as similar to the specified market based on meeting specific ranges of median income, population, and i360's investability score.
