The Trends report is your starting point for finding markets that match specific criteria. Filter and compare geographies by migration, income, wealth, demographics, and other key market indicators.
To begin
Steps to Generate a Trend Search:
Select your geography level using the tabs at the top of the table. Choose from State, CBSA, County, or Zip depending on the level of detail you need.
Filter by region using the Region Filter dropdown to narrow results to specific states. This is useful if you want to focus your trend analysis on a particular state or group of states.
Customize your trend report by clicking the pencil (edit) icon in the top right corner of the page. The customization panel has three filter tabs — Location & Time, Population & Migration, and Market Indicators. Under Population & Migration, you can refine your results by:
Population Range — Filter by the overall size of the markets you want to include.
Net Migration — Filter markets based on their net migration percentage.
Forecasting — Filter by projected net migration growth over the next 8 quarters.
Inflow % — Filter by the percentage of people moving into a market.
Outflow % — Filter by the percentage of people leaving a market.
You can also profile the people moving into or out of markets by filtering on:
Wealth — Filter by the wealth levels of individuals coming into or exiting a market.
Income — Filter by income range of movers.
Age — Filter by the age range of movers.
Generation — Filter by generational cohort (e.g. Millennials, Gen X, Boomers).
Children — Filter by the number of children in the household.
Education — Filter by education level of movers.
Use the Into the Market / Out of Market toggles to specify whether each demographic filter applies to people moving in or out. Under Market Indicators, you can filter markets based on economic and financial characteristics:
Income Growth — Filter by the rate of median income growth in a market, ranging from -50% to 50%.
Investability — Filter markets by their Investability score, ranked 0 to 100.
Rental Affordability — Filter by the market's Rental Affordability score, ranked 0 to 100.
Median Income — Filter by the median income level of a market, with threshold options ranging from under $25,000 up to over $200,000.
Median Wealth — Filter by the median wealth level of a market, with threshold options ranging from under $25,000 up to over $125,000.
Once all filters are set, click Generate Report to apply your selections and update the trends table.
Customize your columns by clicking the pencil (edit) icon in the top right corner of the page. Use this to add, remove, or reorder the data columns displayed in your trend report grid.
