Understand Censai's Investability index (0–100), which scores a market's investment opportunity using population growth, income growth, vacancy, rent, and crime.

Investability, the opportunity for investment. It is an index that measures the following changes:

  • Population growth

  • Income growth

  • Vacancy rates

  • Modeled rent

  • Crime

Method

  • Population growth and income growth are measured values at the specified geography.

  • Modeled Rent and crime rates are taken at the zip code level and aggregated up to county, CBSA, and state.

  • Vacancy data is available at the MSA level from The U.S. Census. Using a table of the top 100 MSAs the value is used where available and normalized.

*Currently, all parameters in the index are weighted equally.

Investability is scored on a scale from 0-100 with 0 being the least favorable and 100 being the most favorable for investment. To find out more about the sources of the underlying parameters, please see sources here.
