How Censai identifies 10 look-alike geographies for any market using a K-nearest-neighbors model on migration patterns, income, education, and population density.

For any given zip code, county, and CBSA, Censai will identify 10 'Look-alike' geographies to the chosen market.

Market reports provide 10 Look-alike markets, which can be further filtered to match specific market interests.

Distance Miles: Select the mile range around your chosen market where you would like to view look-alike markets, or specify a distance beyond this range to explore additional areas.

States to Include: Select the specific states that you wish to view look-alike markets within.

Methodology

Look-alike markets are selected based on similarity scores that are calculated using a K-D tree implementation of the K-Nearest Neighbors algorithm, which measures how similar geographies are to one another based on various inputs.

The inputs that are used for that algorithm include:

  • Short-term migration patterns (previous four quarters)

  • Long-term migration patterns (since Q1 2020)

  • Demographic information such as:

    • Education

    • Population density

    • Income

Demographic data is calculated using i360’s individual level data and models. The migration patterns are calculated using i360’s population and migration data.
