How to Generate a Market Report

Generate a Censai Market Report to analyze a market's population trends, income, demographics, and migration, compare geographies, and surface look-alike markets.

The Market Report offers insight into a market's health with data on population trends, income levels, and demographics. It allows comparisons across states, CBSAs, counties, and zip codes. Additionally, it identifies look-alike markets to find similar areas, helping to understand and spot investment opportunities.

Steps to Generate a Market Report:

    1. Click 'Create Market Report' in the top left corner of page.

    2. Choose your market

      1. Select up to 5 markets of the same geographic sale, or select "Draw Boundary" in the bottom right corner.

      2. After selecting your geography, select "Demographics" to filter the market report based on certain demographics.

        1. Filters include: Age, Income, Net Worth, Education, Children in Household, or Renter/Homeowner

      3. Select "Generate Report"

Alternatively, type the name of the State, CBSA, County, or zip code directly into the search bar at the top of the page. Select it from the dropdown menu, and a market report will be generated.

Understanding the Report:

This report includes five tabs: Overview, Domestic Migration Trends, Top Migration Routes, Population & Demographics, and Compare Markets, which you can click to jump to at the top of the page.

    • Overview

        • Provides high-level statistics for the market's most recent quarter showing a forecasted net migration for the next 12 months, median income and its national ranking among similar geographies, as well as Investability and Affordability scores.

        • Also included is a map of the geography with residential properties, marked with a red box if they have more than 50 residents, indicating the number of individuals inside.

    • Domestic Migration Trends

        • View current quarter population and migration trends dating back to 2018 Q1.

          • Changing the dates on the right side of the screen will adjust the population shown and the time period for quarter-by-quarter migration.

        • View the CENSAI forecasted net migration for the next 24 months.

    • Top Migration Routes

        • Select 'Incoming' to view the top 10 zip codes from which individuals move when entering the market, or 'Outgoing' to view the top 10 zip codes to which individuals move when leaving the market.

        • Further customize results by toggling between 'In-State' or 'Out-of-State,' and use the drop-down boxes to update dates and view migration data for a specific timeframe.

        • Look-alike markets are provided for 10 markets of the same scale that share similar characteristics in terms of median income, population, and Investibility scores.

          • Filter the look-alike markets by distance, or select the states to view look-alikes for.

    • Population & Demographics

        • View key demographics for homeowners and renters. Toggle between inflows, outflows, and the current population to view changing demographics.

    • Market Comparison

        • Choose to compare the market with look-alikes, recent searches, saved markets, other local markets, or click 'Select Your Properties' and type directly into the search bar to compare with additional markets of the same scale.

Modifying a Report

  1. To modify, click the ‘Modify Report’ option in the top right corner.

  2. The grid will load with the preselected options, choose to reset the parameters, or update the existing ones and click ‘Search.’

  3. This will rerun the search and an updated report will be generated.

Saving a Report

  1. To save a report, click on the ‘Save Report’ option in the top right corner.

  2. Add a title for the search trend and click ‘Save.’

  3. This report will be visible on the main homepage under saved reports for future reference.
